We test. We don't sell remediation. That means nobody involved has a reason to find a problem you don't have.

Is a “free mold inspection” actually free?

Search for mold testing and you'll find no shortage of companies offering a free inspection. The offer is usually real. It's worth understanding the economics behind it.

Most companies advertising free mold inspections also sell remediation, which runs $1,500 to $9,000 a job. The inspection isn't the product — it's the sales call. That doesn't make them dishonest, and plenty do good work. But you're asking someone whose income depends on finding a problem to tell you whether you have one. If a doctor sold the surgery they diagnosed, you'd want a second opinion.

There's a practical catch too. A genuinely free inspection is almost always visual only, with no lab analysis — because lab work costs the provider real money. A visual walkthrough can tell you something looks wrong. It can't tell you what's in your air, what species you're dealing with, or whether the problem is behind the wall.

What's free here, and what isn't

Our estimate is free — you'll get a firm price for testing your specific home before you commit to anything, with no obligation to book. The testing itself is paid, because independent lab analysis is the entire point and someone has to pay for it. We'd rather charge you for the test than recover it by selling you a remediation job you might not need.

Typical cost is $250 to $500 for a standard inspection with two air samples and lab work. See the full breakdown in our guide to what mold testing costs.

When you might not need a test at all

If you can already see mold and you're going to remove it regardless, testing often just confirms what you already know. Spend the money on fixing the moisture source instead. We'll tell you that on the estimate call rather than book the job — it's the same reason we don't do remediation.

Common questions

How much does mold testing cost? A standard test runs $250 to $500, covering a visual inspection plus two air samples with lab analysis. Individual lab samples are $75 to $125 each.

Do you do mold removal? No. We only test, so we never bid on the repair. If your results call for remediation, you take the report to a contractor of your choosing.
